The Osage side
If your parcel is in Osage County, the mineral estate beneath it is held in trust for the Osage Nation and severed from the surface, as it is throughout that county. Property adjoining a federally managed reservoir brings its own questions. Where exactly the government boundary sits, what the flowage easement covers, and what you are and are not allowed to build near the water are all worth establishing before you plan anything. A boundary survey answers where your line is. What you can do up to that line is a separate question worth asking the managing agency directly.
