Who we are
Short version: we are the step between you having a survey question and a licensed surveyor answering it.
Tulsa Land Surveying is a referral service. We are not a surveying firm, we hold no surveying license, and we do not perform survey work. What we do is take requests from property owners, work out what kind of survey the situation actually calls for, and route it to a licensed Oklahoma Professional Land Surveyor who covers that county.
Why this exists
Finding a surveyor in this region is harder than it should be. Coverage is uneven and not obvious from a search result. A firm that ranks well might not take work in Osage County, might be booked out six weeks, or might not do the particular survey you need. You find that out one phone call at a time.
The second problem is worse and less visible: a meaningful share of people order the wrong survey. They ask for an ALTA survey when a boundary survey would do. They pay for a boundary survey when their lender would have accepted a mortgage inspection. Sorting that out before anyone quotes saves real money, and it is a two minute conversation.
What we are careful about
There is a lot of vague marketing in this space. We have tried to avoid it. You will not find claimed credentials, invented review counts, stock photos of people who do not work here, or a fabricated street address on this site. When we do not know something we say so, and when a page is offering general information rather than advice about your property, it says that too.
Every survey is performed, signed and sealed by an independently licensed surveyor under their own license. Your contract is with them. We think you should verify that license yourself before hiring anybody, including anybody we send you. Here is how.
How we make money
The surveyor pays a referral fee when work comes through. You pay us nothing, and the fee is not added to your quote as a separate line. We would rather state that plainly than have you wonder. More detail on how the referral works.

Questions we cannot answer: where your boundary is, whether your neighbor is right, or what your survey will cost, until a licensed surveyor has looked at your parcel. We can tell you what kind of survey you probably need and get you to someone who can answer the rest.
