Sand Springs sits west of Tulsa along the Arkansas River, spanning the Tulsa and Osage county line. The Osage portion carries the single most distinctive land ownership arrangement in the state.
The Osage mineral estate
Every acre in Osage County has its mineral estate held in trust for the Osage Nation, severed from the surface. If your Sand Springs property is on the Osage side, you own the surface and nobody local owns what is beneath it. A mineral lessee may hold rights to develop underneath, with a corresponding right of reasonable surface access.
