Land Surveying in Jenks
Tulsa County, sitting on the Arkansas River. Which means floodplain questions come up here more than almost anywhere else in the metro.
Jenks sits on the west bank of the Arkansas River south of Tulsa. Riverfront location is a large part of what makes the town attractive and it is also the reason elevation and floodplain work show up in a high share of the surveys ordered here.
Floodplain is the local specialty
Property in or near mapped floodplain carries a mandatory flood insurance requirement if there is a federally backed mortgage on it. The mapping is drawn at a broad scale and does not account for the fact that a particular structure may sit well above the surrounding ground.
An elevation certificate documents the actual elevations of the building and compares them to the base flood elevation. If the numbers are favorable it can substantially change what you pay, and in some cases supports a petition to FEMA to amend the map for your property. Read more on flood zones around Tulsa.
What comes up most often here
- Elevation certificates for insurance and for building permits in the floodplain
- Boundary surveys in both the older core near downtown and the newer additions
- Topographic surveys for site design where drainage has to be worked out carefully
- Construction staking for residential and commercial development
- As-builts for permit closeout, particularly where floodplain rules applied
Building near the river
If you are planning new construction or a substantial improvement in a special flood hazard area, expect the city to want elevation documentation both before and after. Getting the surveyor involved at design stage rather than at inspection avoids the expensive version of that conversation.
Older core versus newer additions. Downtown Jenks has genuinely old platting where monuments may be long gone. The newer subdivisions south and west are far cleaner. Same city, different survey difficulty.
