Land Surveying in Glenpool
A town that exists because of one of the most productive oil fields in Oklahoma history, and the ground still carries the evidence.
Glenpool sits in Tulsa County south of Jenks. The Glenn Pool field discovered here in 1905 was one of the great early Oklahoma strikes and did as much as anything to make Tulsa the city it became. That history is still visible in the land record.
Oil field legacy in the record
A century of oil and gas activity leaves marks: old lease roads, plugged and abandoned well sites, pipeline easements, and severed mineral interests running through the chain of title. None of it stops you owning or building on the surface, but a surveyor working here should know to look for the physical evidence and show what is on the ground.
Severed minerals are worth understanding separately from the survey. Unlike Osage County where the arrangement is uniform, here it varies parcel by parcel depending on what previous owners conveyed or reserved. That is a title question rather than a survey question, but it is a question worth asking.
What comes up most often here
- Boundary surveys for residential lots and acreage
- New residential development with platting and staking
- Commercial work along the highway corridor
- Lot splits on larger parcels being divided
- Easement questions around old pipeline and lease road corridors
Growth on old ground
Glenpool has grown steadily as the metro pushed south, which means new subdivision plats sitting on top of land whose record goes back to the oil boom. Reconciling a modern plat with a century of prior conveyances and easements is normal work here.
Buying here? Ask the title company specifically about mineral reservations and recorded easements, and ask the surveyor to show any visible oil field infrastructure on the drawing. Both are reasonable requests and neither is expensive.
